General Warranty

Dependable Builders warrants its decks for a period of one year from its original completion date. We will repair or replace defective materials or workmanship free of charge during the first year of warranty. When building your deck, we typically order 20% more material, so we can sort through the poorer quality material and deliver a quality product. Lumber typically has a small moisture content in it from the mills, so keep in mind that the material used is likely to shrink as it dries out during the aging process. Remember to keep your wood decks clean of leaves and stained every 2-3 years. With this practice, a typical deck will last you 20-25 years. Normal wear and tear is expected and is not covered under this warranty. Damage due to negligence, any act of altering the decks original design, or an act of God is not covered under this warranty.

Composites

Composite materials are installed per manufacturers recommendations to allow for expansion and contraction. Be aware that the climate changes in Minnesota directly affect wood and composite products. Our warranty does not cover the affected material by temperature and climate changes. Composite deckings have been available to us for around 10 years. Us, as suppliers and builders, are learning as to what looks best and what products have met our expectations. Dependable Builders strives to provide you with quality composite deckings that have delivered their promise over the years. The brands of decking that we recommend all carry a 20 year minimum warranty. Our warranty does not include labor to re-install defective materials.
